Project Overview
This project centered on transforming an unfinished Utah County basement into a fully finished guest suite designed to offer hotel-level comfort and complete privacy. The renovation scope included drywall installation, luxury vinyl plank flooring, custom board and batten accent walls, recessed lighting, dedicated bedroom layout, upgraded electrical, and a warm, neutral finish palette throughout.
From initial layout planning to the final paint and finishing touches, every decision was made to give Utah families a private, beautifully finished retreat their guests will look forward to staying in.
The Challenge
The original basement was unfinished and bare, with concrete floors, exposed walls, and minimal lighting that made the space feel cold, dark, and completely unwelcoming for any guests.
Utah's cold winters made the uninsulated basement uncomfortable year-round. With no defined layout, no real sense of privacy, and rough unfinished surfaces, the space offered nothing for family guests visiting from out of town.
The Solution
To create a warm and functional guest suite, we started with full insulation and drywall installation to regulate temperature and eliminate the cold, drafty feel that is common in Utah County basements during winter and summer months.
The layout was designed to maximize space and privacy for overnight guests. Luxury vinyl plank flooring was installed throughout for warmth and durability. Custom board and batten wall paneling gave the room a polished, hotel-like finish. Recessed ceiling lights and matching bedside lamps provide layered lighting for both function and ambiance. A neutral color palette kept the space bright, clean, and inviting.
The Result
The completed guest suite functions as a private, hotel-quality retreat within the Utah family home, offering visiting family and friends a comfortable, well-appointed space to truly call their own.
Beyond comfort and style, the renovation adds real long-term value to the Utah County property—giving homeowners a fully guest-ready space that meaningfully improves daily living and increases overall market appeal for future buyers.
